Oregon Residential Building Codes
It’s important to recognize the fact that without a standard to meet, many buildings would simply be too dangerous and unsafe to occupy, or, too costly to maintain. The building codes, and the building officials that enforce them, are there to safeguard the health, safety, property, and public welfare of the residents of Oregon.
The Builders License Training Institute has prepared this course for both the novice and the experienced professional. As with our other courses, this code course should be approached with both an open mind and a critical eye for detail. Even the experienced contractor will likely learn something new.
Conscientious builders will appreciate and recognize the majority of the following material from the code book. Ideally, this course will reinforce the positive practices currently being used that protect consumer’s homes and buildings.
The objectives of this course are:
- To reinforce the concept that building codes and the officials that enforce them are in place to safeguard the health, safety, property and public welfare of the residents of Oregon.
- To provide contractors with a broad overview of current Oregon Residential Code, giving them the tools to ensure building construction and remodeling is carried out according to the current enforceable code.
- To orient students to the range of “best practices” surrounding the building envelope. A contractor must have the ability, and ensure that both employees and subcontractors are skilled, trained, and supervised to perform the work offered to the Oregon public.
Learning objectives and assessments are designed to target a range of student understanding based on knowledge, comprehension, application, analysis and evaluation. Interactive learning strategies include video presentations, narration and hyperlinks to supplemental resources. Students successfully completing this course will gain confidence in their ability to use and understand the current Oregon Residential Code.
Lesson 1 (40 minutes)
*Learning Objectives: 1) Understand that written, enforceable code is interpreted and varies by local jurisdiction. 2) Be aware certain tasks are exempt from permit requirements. 3) Know the basic requirements for drawings and what’s required for construction documents. 4) Understand what the minimum size and height requirements are for a habitable room.

Lesson 2 (20 minutes)
*Learning Objectives: 1) Know when glazing create a hazardous location and the height and width for egress doors and windows. 2) Know the maximum riser height, the minimum tread depth and guard requirements per the Oregon Specialty Code. 3) Know the smoke alarm requirements in dwellings and cover minimums for plastic/foam insulating sheathing. 4) Know the required, minimum slope for finished grade around a building.

Lesson 3 (20 minutes)
*Learning Objectives: 1) Know the fastener required for below-grade use on a permanent wood foundation. 2) Know the minimum depth for a footer and what’s required for a stepped foundation. 3) Know the maximum size aggregate allowed in an ICF wall. 4) Know your requirements when venting a crawlspace foundation (under floor area).

Lesson 4 (35 minutes)
*Learning Objectives: 1) Know your limitations when cutting, drilling and notching floor joists. 2) Know the maximum size of a framed assembly without requiring draft-stopping. 3) Know where (in a building) fire-blocking is required and what the fire-blocking material should be made from. 4) Know the minimum thickness of a masonry foundation wall and the allowable area per wall-tie when facing with brick.

Lesson 5 (30 minutes)
*Learning Objectives: 1) Realize enforceable, code limitations when installing materials that may be damaged by weather and high humidity. 2) Know what the requirement is for connecting trusses to the building. 3) Know the requirement for ventilation in attic spaces and the minimum air-space at the cornice-soffit-bearing wall. 4) Know the minimum size required for the attic access. 5) Know the minimum slope when using asphalt shingles and to what height “ice-and-water” shield must be installed.
